Bac Ninh leads the way in northern industrial growth

New Knight Frank study highlights key trends and drivers for northern Vietnam factories, warehouses and industrial parks

A new study by Knight Frank into industrial real estate in Vietnam’s northern provinces has shown that Bac Ninh province, on the outskirts of Hanoi, is a driving force behind the region’s industrial growth.

In the factory sector, the average asking rent for ready-built factories across the entire Northern market reached US$5 per sqm per month in Q3 2024, an increase of 0.6% quarter-on-quarter and 3.4% year-over-year. This reflects strong demand for modern, high-standard factory spaces in the region. Bac Ninh province, located on the outskirts of Hanoi, is driving the industrial growth of the area. Its strategic location and well-developed industrial infrastructure have made Bac Ninh a hotspot for leasing transactions, with projects from international developers such as Frasers Yen Phong Phase 1 and KTG Yen Phong attracting tenants from various industries.

Meanwhile, the launch of the BWID ESR Nam Dinh Vu project in Hai Phong has added over 70,000 sqm of new factory space. Despite this significant addition of supply, the overall market occupancy rate across the Northern region remained high at approximately 90%, highlighting strong demand for factory spaces throughout the area.

Warehouses tell a similar story, with Bac Ninh emerging as the preferred destination for the development of ready-built warehouses (RBW). The province’s proximity to major transportation routes and strong investment waves have contributed to its dominance in the market, accounting for around 44% of total inventory as of Q3 2024. Thanks to new supply, the market-wide asking rent for modern RBW saw a 3.2% year-on-year increase to US$4.6 per sqm per month. During the quarter, the occupancy rate of the northern market remained stable at 85%, an increase of 4.6% year-over-year, in which new transactions were mainly recorded in the recent launches in Hai Phong and Bac Ninh provinces, reflecting the steady demand for renting high-quality warehouses in prime locations.

The industrial land sector on the supply side moves a little more slowly due to extensive permitting processes and infrastructure build-outs. The average asking price for industrial land reached US$130 per sqm per lease term in Q3 2024 with an increase of 3.1% year-on-year, reflecting sustained demand in the region. Land lease activity remained robust, with approximately 60 ha of net absorption recorded during the quarter, an increase of 33% quarter-over-quarter, but decreasing 48% year-on-year. Bac Ninh and Hung Yen provinces led the market for absorption, registering the highest number of new investment projects.

Nghiên cứu mới của công ty Knight Frank Việt Nam về phân khúc nhà xưởng xây sẵn, nhà kho xây sẵn và khu công nghiệp ở khu vực phía Bắc đã cho thấy tỉnh Bắc Ninh đang trở thành động lực thúc đẩy tăng trưởng công nghiệp của vùng.

Trong phân khúc nhà xưởng, giá chào thuê trung bình cho nhà xưởng xây sẵn trên toàn thị trường miền Bắc đạt mức 5 USD/m²/tháng trong Quý 3 năm 2024, tăng 0,6% theo quý và 3,4% theo năm. Điều này phản ánh nhu cầu mạnh mẽ đối với không gian nhà xưởng hiện đại và đạt tiêu chuẩn cao trong khu vực. Tỉnh Bắc Ninh nằm ở vùng phụ cận Thủ đô Hà Nội đang thúc đẩy tăng trưởng công nghiệp của khu vực. Vị trí chiến lược và cơ sở hạ tầng công nghiệp phát triển mạnh mẽ đã khiến Bắc Ninh trở thành điểm nóng về giao dịch cho thuê, với các dự án từ các nhà phát triển quốc tế như Frasers Yên Phong Giai đoạn 1 và KTG Yên Phong thu hút khách thuê đến từ nhiều ngành nghề.

Trong khi đó, việc ra mắt dự án BWID ESR Nam Đình Vũ tại Hải Phòng đã bổ sung thêm hơn 70.000 m2 nhà xưởng mới. Mặc dù có sự gia tăng nguồn cung đáng kể, tỷ lệ lấp đầy của thị trường tổng thể miền Bắc vẫn duy trì cao ở mức khoảng 90%, nhấn mạnh nhu cầu mạnh mẽ về không gian nhà xưởng trên khắp khu vực.

Mảng nhà kho xây sẵn cũng cho thấy triển vọng tương tự. Tỉnh Bắc Ninh đang trỗi dậy như một điểm đến ưu tiên trong phân khúc này, nhờ vào địa thế thuận tiện gần các tuyến đường giao thông huyết mạch và làn sóng đầu tư mạnh mẽ, ngày càng khẳng định vị thế hàng đầu thị trường, với khoảng 44% tổng nguồn cung thị trường tính đến Quý 3. Nhờ vào sự xuất hiện của các dự án nhà kho mới, giá chào thuê nhà kho xây sẵn hiện đại của miền Bắc đạt 4,6 USD/m2/tháng, tăng 3,2% so với cùng kỳ năm ngoái. Trong quý này, tỷ lệ lấp đầy của thị trường miền Bắc vẫn ổn định ở mức 85%, tăng 4,6% so với cùng kỳ năm ngoái, trong đó phần lớn giao dịch ghi nhận đến từ các dự án mới ra mắt gần đây tại Hải Phòng và Bắc Ninh. Điều này phản ánh nhu cầu thuê kho ổn định đối với các nhà kho xây sẵn chất lượng cao tại những vị trí đắc địa ở miền Bắc.

Trong bối cảnh phân khúc khu công nghiệp lại đang tăng trưởng chậm hơn do quy trình cấp phép và công tác hoàn thiện dự án phức tạp, tỉnh Bắc Ninh vẫn chứng tỏ thế mạnh của mình. Giá chào thuê đất công nghiệp trung bình là 130 USD/m2/chu kỳ thuê trong Quý 3, tương ứng với mức tăng trưởng 3,1% theo năm, phản ánh nhu cầu bền vững trong vùng. Hoạt động cho thuê đất vẫn mạnh mẽ, với khoảng 60 ha diện tích hấp thụ thuần được ghi nhận trong quý này, tăng 33% theo quý nhưng giảm 48% so với cùng kỳ năm ngoái. Dẫn đầu là hai tỉnh Bắc Ninh và Hưng Yên với số lượng dự án đầu tư thuê mới đạt mức kỷ lục.

GRAPHIC DESIGNER

The Graphic Designer  will be responsible for creating visual elements, such as images, illustrations, and text, to communicate messages through digital, print, and other types of media.  

 

Experience:  2 years at minimum

– Design advertising assets for marketing materials, digital banner/illustration for social channels, marketing documents

– Support editing, creating effects, video clips at basic functions

– Support activities that require proper visual such as Photography, filming, set-up, ..

QUALIFICATIONS

– At least 2-year experiences working in the same position (experience in agency is a plus)

– Excel in design software like Illustrator, Photoshop, InDesign

– Able to convey message / idea into design

 – Must have an creative “eye” to match client’s design guideline/style

– Supportive  and Proactive in working with minimum supervision

– Able to work under pressure to meet deadline

– English speaking is preferable

 

VIETNAMESE COPY WRITER

  • Preparing client reports by daily, weekly, monthly

  • Building and maintaining media relations
  • Preparing and supervising the production of promotional videos, photographs, and multimedia programs upon request;

  • Managing vendors to control production quality  on behalf of client
  • Collating, analyzing and measuring coverage outcomes

ACCOUNT MANAGER

This position is a key member of the team involving and managing multiple client accounts. While leading and supervising junior staff’s workload, Consultant (or as Account Manager) will be also seen directly managing (or supporting Senior Consultant with) wide range of clients, handling their public reputation through different PR campaigns.

  • Structuring and implementing PR campaigns and media content, aligning them with the client’s key business objectives

  • Identify new business opportunities, and sell ideas, promotions and features to clients
  • Manage workloads of multiple projects
  • Organize and manage client events, including press conferences, media tour, promotional client events
  • Manage and supervise the production of promotional videos, photographs, and multimedia programmes upon request;
  • Supervise Account Executive’s workload, provide leadership and direction to the team on key activities and campaigns.
