Hanoi Office Market Overview for Q2 2024

Despite slow leasing performance in Hanoi’s office market, landlords maintain high asking rents

Knight Frank Vietnam reports that Grade A office rents in Hanoi remained relatively unchanged from the previous quarter in Q2 2024, with asking rents staying at US$30 per sqm per month. This stability is attributed to the launch of one Grade A office building, Grand Terra (36 Cat Linh, Dong Da District). Similarly, the Grade B office segment experienced stable rents, with asking rents remaining at US$15 per sqm per month and no new introductions to the market. The company anticipates vacancy levels to increase as new supply arrives on the market.

“The Hanoi office market is moving slowly and the number of site inspection requests is less than half of what it was this time last year. There are a number of newer buildings with an occupancy rate of 30% or less raise questions about the state of the market. Supply will increase through Q3 and Q4 this year when new projects like Heritage West Lake and the Taisei Hanoi Office Tower are completed. To attract new tenants, landlords need a solid leasing plans that include incentives and competitive rents. Tenants are pushing very hard in negotiations with landlords, as they expect rents to drop further in the next 12 months,” said Leo Nguyen, Director of Occupier Strategy and Solutions at Knight Frank Vietnam.

The vacancy rate remained high across the market at 18.4%, an increase of 0.5% q-o-q. This indicates a very slow net take-up at newly launched buildings combined with new vacant space from the Grand Terra project added in Q2 2024. The Grade A vacancy rate in Hanoi’s office market remained the highest at 23.3%, an increase of 1.8% q-o-q. Grade B’s vacancy rate stayed at 16.6%, which is still relatively high in Q2 2024. Knight Frank forecast Grade A vacancy to rise to as much as 30% by the end of 2024 as new supply arrives.

“In recent years, there has been an unmistakable shift among multinational corporations towards embracing corporate social responsibility and environmental sustainability. These firms are gravitating towards green-certified office buildings that meet their rigorous sustainability benchmarks. The emphasis on employee well-being is driving MNCs to seek office environments that are not only sustainable but also enhance the overall work experience. Key aspects such as superior indoor air quality, abundant natural lighting, and green spaces have become crucial factors in their decision-making. Illustrating this trend, Heritage West Lake will soon be recognised as Hanoi’s first WELL pre-certified office tower, setting a new standard for sustainable workplaces in the city,” added Leo Nguyen.

Two new Grade A projects are expected to enter the market by the end of 2024: Taisei Hanoi Office Tower in Cau Giay District and Heritage West Lake in Tay Ho District. These developments should contribute approximately 46,000 sqm of new office space. From 2025 to 2026, the market is expected to welcome over 90,000 sqm of office space from projects such as Tien Bo Plaza in Dong Da district, Hanoi Hilton West, and Shilla Hotel in the West Westlake area.

Dù thị trường văn phòng tại Hà Nội có hiệu suất cho thuê chậm, các chủ tòa nhà vẫn duy trì mức giá thuê cao

Nghiên cứu mới nhất của công ty tư vấn bất động sản Knight Frank Việt Nam cho thấy trong Quý 2 năm nay, giá chào thuê văn phòng Hạng A tại thủ đô Hà Nội duy trì ở mức 30 USD/m2/tháng, nhờ có nguồn cung mới từ toà nhà Grand Terra vừa khai trương tại địa chỉ 36 Cát Linh, Quận Đống Đa. Tương tự thì phân khúc Hạng B cũng duy trì mức giá 15 USD/m2/tháng, và không có thêm nguồn cung nào. Tuy nhiên, Knight Frank dự báo sắp tới tỷ lệ văn phòng trống sẽ tăng do dự án mới gia nhập thị trường.

Ông Leo Nguyễn, Giám đốc bộ phận Chiến lược & Giải pháp cho Khách thuê của Knight Frank Việt Nam chia sẻ: “Thị trường văn phòng Hà Nội hiện hơi ảm đạm, nhu cầu khảo sát mặt bằng chưa đến một nửa cùng kỳ năm ngoái. Vài dự án mới đi vào hoạt động có tỷ lệ lấp đầy dưới 30%, dấy lên nhiều mối quan ngại về tình hình thị trường. Nửa cuối năm nay sẽ có thêm nguồn cung từ một số dự án sắp hoàn thiện như Heritage West Lake và Taisei Hanoi Office Tower. Để thu hút khách thuê, chủ đầu tư cần đưa ra những kế hoạch cho thuê mang tính khả thi cao, với nhiều khuyến mãi và giá chào thuê cạnh tranh. Mặt khác, khách thuê cũng đang ráo riết thương thảo nhằm hạ giá thuê hơn nữa trong vòng 12 tháng tới.”

Tỷ lệ trống trên toàn thị trường văn phòng Hà Nội hiện vẫn ở mức cao là 18,4%, tăng 0,5% so với Quý 1. Điều này cho thấy các dự án mới khánh thành có tỷ lệ hấp thụ thuần rất chậm, và còn nhiều diện tích trống tại toà nhà Grand Terra mới khai trương trong Quý 2. Trên toàn thành phố, tỷ lệ trống trong phân khúc văn phòng Hạng A đang ở mức cao nhất là 23,3%, tăng 1,8% so với quý trước, còn Hạng B cũng có tỷ lệ trống khá cao là 16,6%. Theo dự báo của Knight Frank, đến cuối năm nay văn phòng Hạng A có thể trống đến 30% do có thêm nguồn cung.

“Những năm gần đây, các tập đoàn đa quốc gia không ngừng đề cao trách nhiệm xã hội của doanh nghiệp cũng như bền vững môi trường. Khách hàng doanh nghiệp có xu hướng thuê mặt bằng tại những toà nhà văn phòng có chứng chỉ xanh, đáp ứng nhiều yêu cầu khắt khe về tính bền vững. Không chỉ vậy, nhu cầu chú trọng đến phúc lợi của nhân viên cũng là động lực khiến các công ty đa quốc gia tìm thuê mặt bằng văn phòng không chỉ bền vững mà còn nâng cao trải nghiệm làm việc tổng thể. Những nhân tố như chất lượng không khí, ánh sáng tự nhiên và không gian xanh ngày càng trở nên thiết yếu cho việc ra quyết định thuê mặt bằng. Nắm bắt nhu cầu này, Heritage West Lake sẽ sớm được công nhận là toà nhà văn phòng đạt chứng nhận WELL, thiết lập chuẩn mực mới cho không gian làm việc bền vững trong thành phố,” ông Leo bổ sung.

Dự kiến cuối năm nay Hà Nội sẽ chào đón hai dự án văn phòng Hạng A mới là Taisei Hanoi Office Tower ở Quận Cầu Giấy và Heritage West Lake ở Quận Tây Hồ, bổ sung khoảng 46.000 m2 diện tích văn phòng.

Trong hai năm 2025 và 2026, thành phố sẽ tiếp nhận thêm hơn 90.000 m2 diện tích văn phòng từ các dự án Tiến Bộ Plaza ở Quận Đống Đa, Hà Nội Hilton West ở Quận Cầu Giấy, và Shilla Hotel ở khu đô thị Tây Hồ Tây.

GRAPHIC DESIGNER

The Graphic Designer  will be responsible for creating visual elements, such as images, illustrations, and text, to communicate messages through digital, print, and other types of media.  

 

Experience:  2 years at minimum

SCOPE OF WORK

– Design advertising assets for marketing materials, digital banner/illustration for social channels, marketing documents

– Support editing, creating effects, video clips at basic functions

– Support activities that require proper visual such as Photography, filming, set-up, ..

– Support internal team to generate design ideas for content and marketing layout

 

QUALIFICATIONS

– At least 2-year experiences working in the same position (experience in agency is a plus)

– Excel in design software like Illustrator, Photoshop, InDesign

– Able to convey message / idea into design

 – Must have an creative “eye” to match client’s design guideline/style

– Supportive  and Proactive in working with minimum supervision

– Able to work under pressure to meet deadline

– English speaking is preferable

 

VIETNAMESE COPY WRITER

  • Monitoring  news on newspapers, magazines, online media for opportunities for clients
  • Preparing client reports by daily, weekly, monthly
  • Developing media materials, including news releases, client meeting summaries, articles quarterly/annual report and other written materials in English and Vietnamese
  • Supporting planning, developing and implementing PR plan
  • Building and maintaining media relations
  • Preparing and supervising the production of promotional videos, photographs, and multimedia programs upon request;
  • Supporting  organizing and managing client events, including press conferences, media tour,  promotional client events
  • Managing vendors to control production quality  on behalf of client
  • Collating, analyzing and measuring coverage outcomes

 

QUALIFICATIONS

  • Proactive, quick minded, attention to details personality
  • Good copy writing skill
  • Good written and verbal communication skills in English and Vietnamese
  • Have the interest and drive to learn how to master the core skills and capabilities needed to deliver all aspects of a campaign
  • Design experience would be an advantage
  • Related experience in agency environment preferred

ACCOUNT MANAGER

This position is a key member of the team involving and managing multiple client accounts. While leading and supervising junior staff’s workload, Consultant (or as Account Manager) will be also seen directly managing (or supporting Senior Consultant with) wide range of clients, handling their public reputation through different PR campaigns.

Experience:  A minimum of 3-5 year PR experience in working in Corporate or Agency

  • Structuring and implementing PR campaigns and media content, aligning them with the client’s key business objectives
  • Develop media materials, including news releases, articles and other written materials
  • Develop and maintain relationship with media network
  • Liaise with clients and act as key point of contact in support of senior consultants
  • Identify new business opportunities, and sell ideas, promotions and features to clients
  • Manage workloads of multiple projects
  • Organize and manage client events, including press conferences, media tour, promotional client events
  • Manage and supervise the production of promotional videos, photographs, and multimedia programmes upon request;
  • Supervise Account Executive’s workload, provide leadership and direction to the team on key activities and campaigns.
  • Keep track of impending deadlines and ensure all work is completed in a timely manner
  • Ensure all work is completed on time and within budget
  • Track and reconcile project fee and expense budgets
  • Assist in the reporting, analysis and evaluation of PR campaigns
  • Monitor news on newspapers, magazines, online media for opportunities for clients
