HCMC Office Market Overview for Q3 2024

New Grade A office buildings outperform market

According to Knight Frank, the world’s largest privately owned real estate consultancy, the HCMC office market saw a growth of supply in Q3 2024, with around 50,300 sqm of new Grade B office leasing space.

As of Q3 2024, the market-wide asking rent for Grade A office buildings increased as new Grade A buildings such as The Nexus and The Hallmark have reached to 80% occupancy and increase asking rents. The average monthly Grade A rent in the market was USD 59.3 per sqm (up 1.6% quarter-over-quarter and 2.0% year-over-year). There was a moderate increase in the asking rents of Grade B projects to around USD 34.9 per sqm per month (up 0.5% quarter-over-quarter and 2.6% year-over-year) as a result of increased asking rents at two new buildings, namely ThaiSquare The Merit and e.town 6.

In Q3 2024, new lease in the HCMC office market were announced at new Grade A office buildings. During the quarter, Knight Frank observed that the number of large new enquiries was still robust compared to the prior year, which represents a clearer sign of good office leasing demand in HCMC. During Q3 2024, some major transactions were recorded from IT/Technology companies, with relatively large leasing spaces ranging from 3,000 to 10,000 sqm NLA at buildings such as OfficeHaus, The Nexus and The Hallmark.

Knight Frank noted that some older office buildings in HCMC have increasing amounts of vacant space as tenants choose the new buildings with Green Certificate in a ‘flight to quality’ scenario, particularly with good incentives being offered for large occupiers. As of Q3 2024, the vacancy rate of the whole market slightly increased by 2 percentage points quarter-over-quarter to 12%, which accounting for new supply, shows good performance.

“Since the HCMC office market is becoming more competitive for both landlord and tenant, it is important for landlords to keep rental rates attractive to prevent their tenants from moving to newer buildings that offer higher quality often at lower cost. We predict that many landlords will have to review their leasing policies, resulting in a wider difference between asking and achievable rent in the coming months. We expect this trend to continue into 2025 with the market remaining in favour of tenants for the time being,” said Leo Nguyen, Director of Occupier Strategy and Solutions at Knight Frank Vietnam.

Looking ahead to 2025, the presence of Marina Central Tower will become one of the highlights of the HCMC office market, becoming a new landmark location for the city.  Knight Frank highlights that due to delays in legal procedures and permitting for the last 24 months, limited supply will arrive through 2025 which may make the market more balanced going into 2026.

Các toà nhà văn phòng Hạng A đạt hiệu suất vượt trội so với mặt bằng chung của thị trường

Theo nghiên cứu của công ty tư vấn bất động sản hàng đầu thế giới Knight Frank, thị trường văn phòng Thành phố Hồ Chí Minh được bổ sung nguồn cung dồi dào trong Quý 3 năm nay, với khoảng 50.300 m2 diện tích văn phòng cho thuê Hạng B.

Trên toàn thị trường, giá chào thuê văn phòng Hạng A tăng trong Quý 3 do một số dự án mới như The Nexus và The Hallmark đã đạt tỷ lệ lấp đầy đến 80% và bắt đầu tăng giá chào thuê. Hiện phân khúc này có giá chào thuê trung bình là 59,3 USD/m2/tháng, tăng 1,6% so với quý trước và tăng 2% so với cùng kỳ năm ngoái. Còn ở phân khúc Hạng B, giá chào thuê các toà nhà văn phòng cũng nhích lên mức 34,9 USD/m2/tháng, cao hơn quý trước 0,5% và cùng kỳ năm ngoái 2,6%, do giá chào thuê tăng tại hai dự án mới là ThaiSquare The Merit và e.town 6.

Quý 3 cũng chứng kiến nhiều hợp đồng thuê mới được ký kết ở các toà nhà văn phòng Hạng A. Theo quan sát của Knight Frank, nhu cầu tìm thuê văn phòng mới hiện vẫn cao và ổn định hơn năm ngoái, cho thấy tín hiệu đáng mừng từ thị trường văn phòng TPHCM. Ba tháng vừa qua ghi nhận một số giao dịch thuê lớn trong ngành công nghệ thông tin và công nghệ cao với mặt bằng thuê khá lớn, từ 3.000 đến 10.000 m2 diện tích sàn hiệu dụng tại các toà nhà OfficeHaus, The Nexus và The Hallmark.

Knight Frank cũng lưu ý rằng một số tòa nhà văn phòng lâu đời tại TPHCM hiện đang có thêm nhiều mặt bằng trống. Lý do của hiện tượng này là khách thuê ưa chuộng các dự án mới, có chứng chỉ xanh trong xu hướng dịch chuyển đầu tư theo chất lượng, nhất là khi các dự án này đang đưa ra nhiều ưu đãi cho khách thuê quy mô lớn. Trong Quý 3 năm nay, do xuất hiện nguồn cung mới mà tỷ lệ trống của thị trường văn phòng toàn thành phố tăng nhẹ 2 điểm phần trăm so với quý trước, đạt mức 12%, cho thấy hiệu suất khả quan của thị trường.

Ông Leo Nguyễn, Giám đốc bộ phận Chiến lược & Giải pháp cho Khách thuê của Knight Frank Việt Nam chia sẻ: “Thị trường văn phòng TPHCM ngày càng tăng tính cạnh tranh đối với cả chủ nhà và khách thuê, do đó điều quan trọng là các chủ toà nhà phải duy trì giá thuê hấp dẫn để giữ chân khách hàng, trong bối cảnh các dự án mới có chất lượng cao hơn và giá thuê thấp hơn. Theo dự đoán của Knight Frank, các chủ toà nhà sẽ phải điều chỉnh lại chính sách cho thuê, và chúng ta sẽ thấy có sự khác biệt lớn giữa giá chào thuê và giá thuê thực tế trong những tháng sắp tới. Chúng tôi dự báo xu hướng này sẽ còn tiếp tục đến năm 2025, trong bối cảnh thị trường văn phòng vẫn ưu ái khách thuê.”

Năm 2025, dự án Marina Central Tower sẽ đi vào hoạt động và trở thành một trong những tiêu điểm của thị trường văn phòng cũng như biểu tượng mới tại thành phố. Knight Frank cũng nhấn mạnh là do có nhiều trì hoãn trong quy trình pháp lý cũng như cấp phép suốt 24 tháng qua, nên trong năm tới nguồn cung văn phòng cũng sẽ giới hạn, giúp thị trường thêm ổn định bước vào năm 2026.

GRAPHIC DESIGNER

The Graphic Designer  will be responsible for creating visual elements, such as images, illustrations, and text, to communicate messages through digital, print, and other types of media.  

 

Experience:  2 years at minimum

– Design advertising assets for marketing materials, digital banner/illustration for social channels, marketing documents

– Support editing, creating effects, video clips at basic functions

– Support activities that require proper visual such as Photography, filming, set-up, ..

QUALIFICATIONS

– At least 2-year experiences working in the same position (experience in agency is a plus)

– Excel in design software like Illustrator, Photoshop, InDesign

  • Preparing client reports by daily, weekly, monthly

  • Supporting planning, developing and implementing PR plan
  • Building and maintaining media relations
  • Preparing and supervising the production of promotional videos, photographs, and multimedia programs upon request;

  • Managing vendors to control production quality  on behalf of client
  • Collating, analyzing and measuring coverage outcomes

 

QUALIFICATIONS

ACCOUNT MANAGER

This position is a key member of the team involving and managing multiple client accounts. While leading and supervising junior staff’s workload, Consultant (or as Account Manager) will be also seen directly managing (or supporting Senior Consultant with) wide range of clients, handling their public reputation through different PR campaigns.

Experience:  A minimum of 3-5 year PR experience in working in Corporate or Agency

  • Structuring and implementing PR campaigns and media content, aligning them with the client’s key business objectives
  • Develop media materials, including news releases, articles and other written materials
  • Develop and maintain relationship with media network
  • Liaise with clients and act as key point of contact in support of senior consultants
  • Identify new business opportunities, and sell ideas, promotions and features to clients
  • Manage workloads of multiple projects
  • Organize and manage client events, including press conferences, media tour, promotional client events
  • Manage and supervise the production of promotional videos, photographs, and multimedia programmes upon request;
  • Supervise Account Executive’s workload, provide leadership and direction to the team on key activities and campaigns.
  • Keep track of impending deadlines and ensure all work is completed in a timely manner

  • Track and reconcile project fee and expense budgets
  • Assist in the reporting, analysis and evaluation of PR campaigns
