Vietnam a top-5 destination for UHNW Singaporean investors

According to The Wealth Report, Knight Frank’s flagship report – launched this week around the world – Vietnam is in the top 5 destinations for Ultra High Net Worth Individuals (UHNWI) in Singapore seeking property investments abroad.

The fast-growing Southeast Asian nation is seen as one of the top value destinations for UHNWI in the regional hub, notably for the high value it offers, both in its cities and coastal and countryside destinations for people looking at property investments.

Indeed, when comparing HCMC with other major world cities, the southern metropolis places third for affordable luxury condominiums – behind far-afield cities Sao Paulo (Brazil) and Cape Town (South Africa) – highlighting why it is proving such an attractive drawcard for investors from nearby regional countries.

Commenting on the findings, Knight Frank Vietnam Managing Director, Mr Alex Crane said: “Over 2022 we saw high levels of interest from overseas investors for the commercial markets in Vietnam, a noticeable proportion of which came from private capital, including the largest transaction Knight Frank brokered in the last 12 months. We anticipate this trend will continue in 2023 but also envisage that local valuations will be under pressure from more pan-Asia competition as these private investors are also able to mobilise in similar emerging economies, or more mature economies where security and yield may look like a better bet than Vietnam.”

According to The Wealth Report, 2022 was the second strongest year on record for commercial real estate investment volumes amongst private investors, capitalising on repriced assets and favourable currency positions, with 32% of Asia-Pacific’s High Net Worth Individuals reporting that they intend to increase investments in commercial property, surpassing the global average of 28%.

Private investors were the most active buyers in global commercial real estate investment in 2022, accounting for 41% of the total investment. Multifamily residential – or private rented sector (PRS) was the investment of choice, followed by offices and industrial and logistics combined.

Asia-Pacific’s (APAC), High Net Worth Individual’s (HNWI) allocation to commercial investment increased over 30% year-on-year (YoY) in 2022, accounting for over US$1.53 billion in commercial property investment – a significant uptick amidst a broader decline in investment volumes across the Asia-Pacific region, which decreased by 21.3% in 2022.

Neil Brookes, Global Head of Capital Markets at Knight Frank, commented: “The ongoing repricing of assets and the stronger currency positions have allowed private investors to continue their dominance in the market. With debt set to be a key factor for all investors in the year ahead, private clients are well-positioned to take advantage of opportunities as they are typically less reliant on debt with ample cash reserves to secure prime assets quickly.”

Despite the expected persistence of macroeconomic challenges in many global locations, Knight Frank’s High-Net-Worth (HNW) Pulse Survey indicates that property holdings are likely to increase. 19% of HNWIs intend to invest directly in commercial property, with 13% set to take the indirect route. Healthcare-related assets topped the wish list for HNWIs in 2023 (35%).

While APAC HNWIs responded similarly to their global peers in the aforementioned questions, they are more optimistic about commercial property investment than their global peers.

  • 32% of APAC HNWI plan to increase allocations to commercial property (global average is 28%)
  • Although inflation will be a significant factor influencing investment decisions in 2023, 26% of APAC HNWIs responded that it will not influence their investment decisions at all (global average is 20%)
  • 43% of APAC HNWI indicated that capital appreciation is their biggest goal for wealth in 2023 (global average is 31%)

Christine Li, Head of Research, Asia-Pacific at Knight Frank, said: “The inflation pressures in APAC remain more moderate compared to global markets, as most central banks in the region have pursued prudent monetary policies and maintained fiscal discipline. In addition, the expectation that APAC will lead the economic growth in 2023, has resulted in a more nuanced landscape emerging in this region.”

In terms of how much HNWIs are considering investing in commercial property, 54% of global respondents are seeking opportunities under US$1 million. Although 11% responded to looking to complete a transaction of US$20 million or more, this figure jumps to 20% for investors from the Chinese mainland and 17% for those from Singapore.

GRAPHIC DESIGNER

The Graphic Designer  will be responsible for creating visual elements, such as images, illustrations, and text, to communicate messages through digital, print, and other types of media.  

 

Experience:  2 years at minimum

Employment Type: Full time

 

SCOPE OF WORK

– Design advertising assets for marketing materials, digital banner/illustration for social channels, marketing documents

– Support editing, creating effects, video clips at basic functions

– Support activities that require proper visual such as Photography, filming, set-up, ..

– Support internal team to generate design ideas for content and marketing layout

 

QUALIFICATIONS

– At least 2-year experiences working in the same position (experience in agency is a plus)

– Excel in design software like Illustrator, Photoshop, InDesign

– Able to convey message / idea into design

 – Must have an creative “eye” to match client’s design guideline/style

– Supportive  and Proactive in working with minimum supervision

– Able to work under pressure to meet deadline

– English speaking is preferable

 

VIETNAMESE COPY WRITER

  • Monitoring  news on newspapers, magazines, online media for opportunities for clients
  • Preparing client reports by daily, weekly, monthly
  • Developing media materials, including news releases, client meeting summaries, articles quarterly/annual report and other written materials in English and Vietnamese
  • Supporting planning, developing and implementing PR plan
  • Building and maintaining media relations
  • Preparing and supervising the production of promotional videos, photographs, and multimedia programs upon request;
  • Supporting  organizing and managing client events, including press conferences, media tour,  promotional client events
  • Managing vendors to control production quality  on behalf of client
  • Collating, analyzing and measuring coverage outcomes

 

QUALIFICATIONS

  • Proactive, quick minded, attention to details personality
  • Good copy writing skill
  • Good written and verbal communication skills in English and Vietnamese
  • Have the interest and drive to learn how to master the core skills and capabilities needed to deliver all aspects of a campaign
  • Design experience would be an advantage
  • Related experience in agency environment preferred

ACCOUNT MANAGER

This position is a key member of the team involving and managing multiple client accounts. While leading and supervising junior staff’s workload, Consultant (or as Account Manager) will be also seen directly managing (or supporting Senior Consultant with) wide range of clients, handling their public reputation through different PR campaigns.

Experience:  A minimum of 3-5 year PR experience in working in Corporate or Agency

KEY RESPONSIBILITIES:

  • Structuring and implementing PR campaigns and media content, aligning them with the client’s key business objectives
  • Develop media materials, including news releases, articles and other written materials
  • Develop and maintain relationship with media network
  • Liaise with clients and act as key point of contact in support of senior consultants
  • Identify new business opportunities, and sell ideas, promotions and features to clients
  • Manage workloads of multiple projects
  • Organize and manage client events, including press conferences, media tour, promotional client events
  • Manage and supervise the production of promotional videos, photographs, and multimedia programmes upon request;
  • Supervise Account Executive’s workload, provide leadership and direction to the team on key activities and campaigns.
  • Keep track of impending deadlines and ensure all work is completed in a timely manner
  • Ensure all work is completed on time and within budget
  • Track and reconcile project fee and expense budgets
  • Assist in the reporting, analysis and evaluation of PR campaigns
  • Monitor news on newspapers, magazines, online media for opportunities for clients
