HCMC becomes APAC’s sixth most expensive office rental city

Ho Chi Minh City has become the sixth most expensive city in Asia Pacific to lease premium office space, a new study by Knight Frank Vietnam has revealed.

In the second KFVN1000 Index – which measures how many m2 of Grade A office space US$1,000 leases per month in 21 cities around the world saw the southern metropolis finished behind only Hong Kong (7 m2), Singapore (11.4 m2), Seoul (13.7 m2), Sydney (14.3 m2) and Tokyo (15.7 m2) in the Asia-Pacific stakes.
US$1,000 rents 19.9 m2 in Ho Chi Minh City, which places it 12th in the world – just behind New York – in global office rents.

“The placing near the top of the regional leader board sees HCMC overtake Taipei and may well be the high watermark of the southern city’s office market,” said Mr Leo Nguyen, Knight Frank Vietnam’s Director of Occupier Strategy & Solutions, of the index’s findings.

“We will see a massive influx of new Grade A inventory entering the market between now and year’s end and are predicting rental decreases of between 10% and 20% over the next two years as the market moves from landlord-favourable to tenant-favourable.”

Hanoi, the fourth most affordable city in the 2022 Index, slid to fifth this year, with tenants receiving 37.6 m2 for their US$1,000 – up slightly from last year’s 36.2 m2. Despite the 3.8% increase in value Hanoi is offering compared to 2022, Manila’s increase of almost 10% moves it slightly above the Vietnamese capital in the affordability ladder.

Other cities recording notable changes include Shanghai – where the reopening of the economy and its significantly underutilised supply saw the Chinese commercial hub rise from just under 17 m2 a year ago to 26.6 m2 in the current index – a change of 58% y-o-y.

Further large y-o-y shifts were seen in Seoul, where US$1,000 leases you over 20% less than last year, Bangkok – which moved 15.4% in the same direction; and Jakarta, which went the other way, with your dollar now renting you 15.3% more than a year ago.

Globally, London’s West End nudged out Hong Kong to claim this year’s crown as the world’s most expensive rental destination, offering just 6.6 m2 per thousand dollars. The British capital’s City area came in third, with slightly over 11 m2 for the same outlay.

According to the index, Kuala Lumpur was once again the world’s most affordable city to rent premium office space, with US$1,000 typically securing tenants a spacious 72 m2 office. This sees the Malaysian capital offering 36% more real estate than the second most affordable city in the region – Jakarta.


Tp.HCM đứng thứ sáu Châu Á-Thái Bình Dương về giá thuê mặt bằng văn phòng

Theo một nghiên cứu vừa được công ty Knight Frank Việt Nam công bố, Thành phố Hồ Chí Minh (Tp.HCM) hiện có giá thuê mặt bằng văn phòng Hạng A cao thứ sáu Châu Á-Thái Bình Dương.

Đây là năm thứ hai liên tiếp chỉ số KFVN1000 của Knight Frank biểu thị diện tích văn phòng Hạng A có thể thuê được mỗi tháng với 1.000 USD tại 21 thành phố trên khắp thế giới. Theo đó, ở khu vực Châu Á-Thái Bình Dương, Tp.HCM có giá thuê văn phòng cao chỉ sau Hồng Kông (nơi 1.000 USD thuê được 7 m2), Singapore (11,4 m2), Seoul (13,7 m2), Sydney (14,3 m2) và Tokyo (15,7 m2).

Tại Tp.HCM, với 1.000 USD mỗi tháng khách thuê sẽ được sử dụng 19,9 m2 diện tích văn phòng cao cấp. Ở bình diện toàn cầu, thành phố đứng thứ 12 về giá thuê văn phòng, chỉ sau New York.

“Ở cấp độ khu vực, Tp.HCM đã thế chỗ Đài Bắc với mức giá thuê mặt bằng văn phòng cao thứ sáu Châu Á-Thái Bình Dương,” ông Leo Nguyễn, Giám đốc bộ phận Chiến lược & Giải pháp cho Khách thuê của Knight Frank Việt Nam phát biểu.

“Thành phố sẽ chứng kiến chuyển biến lớn trong nguồn cung văn phòng Hạng A gia nhập thị trường kể từ giờ đến hết năm, và chúng tôi cũng dự báo giá thuê sẽ giảm từ 10% đến 20% trong vòng 2 năm tới, do thị trường chuyển mình theo hướng ưu ái cho khách thuê.”

Thủ đô Hà Nội vốn có giá thuê văn phòng rẻ thứ tư trong bảng xếp hạng năm 2022, đã rơi xuống thứ năm trong năm 2023. Dù vậy, với 1.000 USD khách hàng có thể thuê được 37,6 m2, so với chỉ 36,2 m2 vào năm ngoái, tương đương với 3,8% giá trị tăng thêm. Lý do khiến Hà Nội tụt hạng là thành phố Manila tăng thêm đến gần 10% giá trị thuê, khiến thủ đô đảo quốc Philippines vượt mặt Hà Nội trong thang điểm tiết kiệm.

Một thành phố khác có biến động đáng kể trong giá thuê là Thượng Hải – việc Trung Quốc mở cửa lại nền kinh tế kèm theo nguồn cung dư thừa đã khiến 1.000 USD có giá hơn rất nhiều khi thuê mặt bằng văn phòng, từ 17 m2 năm 2022 tăng vọt lên đến 26,6 m2 năm 2023, tương đương mức chênh lệch 58% so với cùng kỳ năm ngoái.

Ngoài ra, các đô thị khác cũng cho thấy mức biến động đáng kể khi 1.000 USD thuê được diện tích nhỏ hơn 20% ở Seoul và nhỏ hơn 15,4% ở Bangkok so với năm ngoái; mặt khác thì Jakarta lại có giá thuê rẻ hơn, diện tích mặt bằng tăng thêm 15,3% với cùng số tiền.

Ở bình diện toàn cầu, khu West End của Luân Đôn soán ngôi đầu bảng từ tay Hồng Kông, trở thành địa phương có giá thuê văn phòng đắt đỏ nhất thế giới, nơi 1.000 USD chỉ thuê được vỏn vẹn 6,6 m2. Đứng thứ ba là toàn thành phố Luân Đôn với 11 m2.

Theo bảng xếp hạng, Kuala Lumpur vẫn giữ vững vị trí là thành phố có giá thuê văn phòng cao cấp rẻ nhất thế giới, nơi 1.000 USD thuê được đến 72 m2 mỗi tháng, nhiều hơn 36% diện tích thuê được tại thành phố rẻ thứ nhì khu vực là Jakarta.

GRAPHIC DESIGNER

The Graphic Designer  will be responsible for creating visual elements, such as images, illustrations, and text, to communicate messages through digital, print, and other types of media.  

 

Experience:  2 years at minimum

Employment Type: Full time

 

SCOPE OF WORK

– Design advertising assets for marketing materials, digital banner/illustration for social channels, marketing documents

– Support editing, creating effects, video clips at basic functions

– Support activities that require proper visual such as Photography, filming, set-up, ..

– Support internal team to generate design ideas for content and marketing layout

 

QUALIFICATIONS

– At least 2-year experiences working in the same position (experience in agency is a plus)

– Excel in design software like Illustrator, Photoshop, InDesign

– Able to convey message / idea into design

 – Must have an creative “eye” to match client’s design guideline/style

– Supportive  and Proactive in working with minimum supervision

– Able to work under pressure to meet deadline

VIETNAMESE COPY WRITER

  • Preparing client reports by daily, weekly, monthly

  • Building and maintaining media relations
  • Preparing and supervising the production of promotional videos, photographs, and multimedia programs upon request;

  • Managing vendors to control production quality  on behalf of client
  • Collating, analyzing and measuring coverage outcomes

ACCOUNT MANAGER

This position is a key member of the team involving and managing multiple client accounts. While leading and supervising junior staff’s workload, Consultant (or as Account Manager) will be also seen directly managing (or supporting Senior Consultant with) wide range of clients, handling their public reputation through different PR campaigns.

  • Structuring and implementing PR campaigns and media content, aligning them with the client’s key business objectives
  • Develop media materials, including news releases, articles and other written materials
  • Develop and maintain relationship with media network

  • Identify new business opportunities, and sell ideas, promotions and features to clients
  • Manage workloads of multiple projects
  • Organize and manage client events, including press conferences, media tour, promotional client events
  • Manage and supervise the production of promotional videos, photographs, and multimedia programmes upon request;
  • Supervise Account Executive’s workload, provide leadership and direction to the team on key activities and campaigns.
  • Keep track of impending deadlines and ensure all work is completed in a timely manner

  • Assist in the reporting, analysis and evaluation of PR campaigns
